I-30 Building III is a state-of-the-art Class
A industrial project located in the infill Pinnacle Park submarket, one of the
most desirable and high-barrier-to-entry submarkets in the DFW Metroplex.
Pinnacle Park has little developable land remaining; however, Trammell Crow
Company and partner Clarion were able to secure two strong locations within the
submarket. Construction commenced on both projects in 2016.

Building III has a similar design as the first two buildings in an industrial
park TCC and partner Clarion successfully developed in 2008. This design
includes cross-dock configuration, 32’ clear height, and ability to provide
multi-tenant occupancy. It also has 61 docks doors, 138’ truck courts and 60'
staging bays.

building has immediate access to the I-30 frontage road, providing the best
site ingress/egress in the market. This frontage was made possible by acquiring
an additional tract of land along the frontage road, which helped enhance the
