Trammell Crow Company Breaks Ground on The Boardwalk

NEWPORT BEACH, CA  – May 5, 2016  Trammell Crow Company (TCC), one of the nation’s largest commercial real estate developers and investors, has commenced construction on The Boardwalk, the new Class A, office project located at the northwest corner of Jamboree Road and Dupont Drive in Irvine, California.  The Boardwalk will offer some of Orange County’s boldest architecture, featuring two, nine-story towers connected by indoor bridges and outdoor terraces.  Situated on 7.5 acres, the project consists of approximately 540,000 square feet of premier office space, 5,000 square feet of restaurant-focused retail and a beautifully landscaped 2-acre courtyard.  With delivery scheduled to be completed in the Summer of 2017, The Boardwalk is scheduled to be the first speculative office development to be delivered in the prestigious Irvine Business Complex in nearly a decade and is currently the largest speculative ground-up office development project in Southern California.

“We are pleased to have started construction on The Boardwalk, an office project that has been designed to incorporate not only iconic architecture, but will truly redefine the workplace for the next generation,” said Tom Bak, Senior Managing Director of TCC’s Southern California – Newport Beach Business Unit. “The large floor plates and connectivity between the buildings create an opportunity for organizations to collaborate and work more efficiently, while the design, amenities, and landscape provide these organizations with the ability to attract and retain top-tier talent.  We believe the outdoor space makes this an extremely special project by giving our tenants the ability to work, relax, and socialize in an environment that takes full advantage of our world-famous Southern California coastal identity and climate.”

By bridging the two buildings, The Boardwalk offers premier space that is unlike anything else in the market.  Providing up to 64,000 square feet of contiguous space on a single floor, the project will deliver unmatched connectivity as well as unbeatable identity along Jamboree Road, Orange County’s major thoroughfare.  Additional building specs include 10’+ ceiling heights, high performance floor-to-ceiling glass, destination dispatch elevators and up to 5.0 per 1,000 parking.

Plans for the project also feature a comprehensive amenity package, including an employee lounge, outdoor pavilions equipped with televisions and comfortable seating, a fitness and wellness center, covered bicycle storage, abundant outdoor seating options, communal conference rooms, 5,000 square feet of on-site restaurants and retail, and a full service concierge.

“Our goal is to transform the workday experience and to inspire a change in how individuals and companies think about what the future of work looks like in Orange County,” said David Nazaryk, Managing Director with TCC's Southern California – Newport Beach Business Unit

Located two blocks south of I-405 on Jamboree Road, The Boardwalk offers easy access to both the I-405 and SR-73 freeways and benefits from more than 200,000 square feet of nearby walkable restaurants, retail, and abundant housing.

Gensler is the project architect. Snyder Langston is the general contractor for the building and site, with Bomel constructing the parking structure.  Matt Cramer of TCC is leading development management.  Chris Tipre of TCC and Dean Chandler, Justin Hill, and Weston Chandler with CBRE are leasing and marketing the project.
