Principal - Environmental Manager

  • As the Manager of Environmental Asset Services, Inc. (a Trammell Crow Co. subsidiary), Neal is solely responsible for environmental due diligence on property transactions, as well as the management of a tenant inspection program implemented in 28 major market areas.
  • Neal also offers specialized project expertise to owners, asset managers, and lenders in managing environmental investigation and remediation projects, indoor air quality issues, and asbestos, mold, and lead-based paint abatements.  
  • Serving as the environmental resource to TCC’s national investment committee as well as to several national clients, Neal is also identified as an expert for environmental matters on TCC’s national “experts” database.
  • A tenant environmental auditing program managed by Neal’s EASI group conducts periodic environmental inspections on more than 1,200 tenants leasing more than 500 buildings constituting more than 90 million square feet of industrial property located in 28 major cities across the country.
  •  The acquisition and re-development of Superfund sites, numerous former defense contractor installations, and several former commercial properties, including; metal recycling facilities, chemical research facilities, manufacturing operations, landfills, and former oil production fields.  These contaminated properties were restored to useful service through mitigating liability risk to investment capital, and by integrating site remediation and monitoring obligations into redevelopment construction plans and schedules.
  • Neal has successfully provided environmental expertise and risk mitigation strategies for more than 50 contaminated properties developed by TCC, including sites formerly owned by Raytheon, TRW, Allegheny Teledyne, Unocal, CalMat, Lockheed Corporation, Marquardt Company, Cookson America, Huntsman Chemical, Siemens, Northrop Grumman, and Carrier Corporation, among others.  All of these environmentally challenged deals were successfully completed without delays or impediments into productive commercial, office, or mixed use product.
  • Ryan-Murphy, Inc., 1989 - 1996

Division Manager

  • Supervised operations of the west coast division office of a National Environmental Consulting and Construction firm.  Provided oversight and review for all projects, including regulatory agency permitting and reporting.
  • Experienced in UST installations and removals, site assessments, and various soil and groundwater remedial technologies.  Managed large-scale construction projects involving heavy equipment, earth moving, and on-site treatment equipment.  Also responsible for the construction, implementation, and ongoing management of a regulated waste treatment facility for soil treatment.
