Trammell Crow Company sponsored investment funds target the acquisition of value-added and opportunistic real estate investments for the benefit of institutional and high-net-worth investors. We are dedicated to building value for our investors by leveraging our unique sourcing and execution capabilities to acquire assets, at the right going in price, and to do the asset by asset heavy lifting required to unlock value.
Our funds target investments based on situational attributes, including attractive purchase price, potential operating leverage benefits (repositioning and/or redevelopment of underperforming assets), and most importantly, profit potential, as opposed to concentration in a particular property sector or geographic region. Our target term of investment is two to five years.
TCC sponsored acquisition funds seek to identify investment opportunities with the goal of assembling portfolios that will generate a high teens internal rate of return, net of fees and carried interest, to limited partners.
Over the last two years our investment funds closed 26 transactions totaling over $414 million in asset value, with initial equity investments of approximately $126 million and future equity requirements of over $31 million, for a total equity commitment of more than $157 million.
We target a variety of property and asset types, including office, retail, industrial, medical, hotels, multifamily, land for development, nonperforming notes and brown field sites and other environmentally challenged properties.
Possible investment avenues include motivated sellers seeking to monetize their position, absentee owners, investors seeking capital infusion, functional obsolescence (curable), additional development opportunities, change of use, partial sale/leasebacks, companies seeking to monetize owned real estate, REO’s and non-performing debt.
