New Office Building Will Sit in the Heart of Vibrant Mixed-Use Community
Trammell Crow Company (TCC) and a joint venture partner advised by CBRE Global Investors are pleased to announce that construction has commenced on Twelve24, a new, transit-oriented 16-story office tower featuring 335,000 square feet of Class A space along with 11,000 square feet of ground floor retail and restaurants. Twelve24 will be available for tenant occupancy in early 2020.

Twelve24 will feature large, open 30,000 square foot floorplates with 10’ floor-to-ceiling glass and extensive outdoor terraces within tenant spaces and within the building’s common areas. Inside, tenants and guests will have access to best-in-class amenities, including a great room that serves as a lounge and collaboration area, a conference center, an executive-level fitness center, and on-site dining and beverage options. Insight Global, a national staffing and services company, has leased approximately 60 percent of the building and will relocate to the building in 2020.
The 3.94-acre site sits in the heart of Atlanta’s Central Perimeter and is directly connected to the Dunwoody MARTA Station. It is is located in Atlanta’s largest office submarket, and Twelve24 will be the only multi-tenant office building with direct access to MARTA’s Dunwoody Station. It is adjacent to the Perimeter Mall for a variety of restaurants, shopping and entertainment venues.
The development team is seeking LEED® Certification. Additionally, TCC is working with Concord Hospitality Enterprises to develop a 9-story, 177-room Hyatt Place hotel directly connected to Twelve24. Hotel guests and Twelve24 tenants will share the elevated outdoor terrace level between the two buildings. The hotel is expected to open in mid-2020.
Twelve24 sits minutes from GA-400 and I-285 via multiple routes allowing easy access to numerous Atlanta communities.
Duda Paine Architects is the design architect, and Wakefield Beasley & Associates is the architect of record. Brasfield & Gorrie is the project general contractor. Eric Ross with CBRE is handling the office leasing and marketing, and Amy Fingerhut with CBRE is handling the retail leasing and marketing.
