Trammell Crow Company (TCC) and CBRE Global Investors, on behalf of one of its separate account clients, are pleased to announce that Twelve24 has officially topped out. The 16-story, transit-oriented office tower will be available for tenant occupancy in early 2020. Insight Global, a national staffing and services company, has already leased approximately 70 percent of the building.

Twelve24 will feature 335,000 square feet of Class A office space along with 11,000 square feet of ground-floor retail space. The building will have 30,000-square-foot open-plan floorplates with 10-foot floor-to-ceiling glass windows and extensive outdoor terraces within tenant spaces and the building’s common areas. Tenants at Twelve24 and their guests will have access to best-in-class amenities including a conference center, an executive-level fitness center and a state-of-the-art fifth floor tenant lounge and amenity deck, complete with an outdoor yoga area, that is directly connected to a new Hyatt Place hotel. The amenity deck space also includes an outdoor conference center designed for teams to collaborate or host an unconventional meeting.
The building sits on a 3.94-acre site in the heart of Atlanta’s Central Perimeter and is directly connected to the Dunwoody MARTA Station. Twelve24 will be the only multi-tenant office building with direct access to this station through an elevated skybridge. The property is adjacent to the Perimeter Mall and is minutes from GA-400 and I-285 via multiple routes, allowing easy access to numerous Atlanta communities.
Twelve24 is LEED® Pre-certified. Additionally, TCC is working with Concord Hospitality Enterprises to develop the nine-story, 177-room Hyatt Place hotel directly connected to Twelve24. Hotel guests and Twelve24 tenants will share the elevated outdoor terrace level between the two buildings. The hotel is expected to open in mid-2020.
Duda Paine Architects is the project’s design architect and Wakefield Beasley & Associates is the architect of record. Brasfield & Gorrie is the project general contractor. Eric Ross of CBRE is handling the office leasing and marketing and Amy Fingerhut, also of CBRE, is handling the retail leasing and marketing.
