Whitebox Technologies Signs Long-Term, Full-Building Lease for 350,528 SF at Golden Triangle Logistics Center
The Newport Beach office of Trammell Crow Company (TCC) and Washington Capital Management, on behalf of their client, announces the signing of a 350,528-square-foot lease at Golden Triangle Logistics Center in North Las Vegas, Nevada. Whitebox Technologies, Inc., which provides world-class solutions in data migration and data conversion, will occupy the entirety of Building 1, a rear-loader facility located at 3325 E. Washburn Road. The company will utilize the property for e-commerce purposes.

Once complete, the Golden Triangle Logistics Center will span a total of 127 acres and include 2.7 million square feet of Class A logistics space. In addition to Building 1, the first phase of the project includes Building 2, a 652,000-square-foot cross-dock facility that is available for lease. The project also includes a third building for an approximately 675,400-square-foot cross-dock facility, to be built during Phase II. The buildings in Phase I feature 36-foot and 37-foot clear heights with ESFR fire sprinklers; seven-inch floor slabs; 185-foot secured, concrete truck courts; and abundant dock-high loading and parking. Phase I shell construction was completed in October 2020 while Phase II is expected to begin construction soon thereafter. Adjacent to Golden Triangle Logistics Center Phases I and II, additional land parcels provide users with potential expansion flexibility.
The Golden Triangle development site is located in the city of North Las Vegas and provides direct access to Interstate 15 via Craig Road. The project’s location is closer to North Las Vegas’ strong labor pool compared to the handful of competitive properties near the Las Vegas Speedway area.
