TCC has broken Ground on the New 484,000-Square-Foot Industrial Park 20 Miles Outside of Philadelphia
The Northeast Metro Business Unit of Trammell Crow Company (TCC), one of the nation’s largest commercial real estate developers and investors, announces that it has broken ground on Springbrooke Trade Center in Aston, Pennsylvania. The new industrial park will include two state-of-the-art warehouse buildings that will be completed in the third quarter of 2021.
The two-building development in Aston, which is located 22 miles southwest of Center City, Philadelphia, sits on a 36-acre site situated just off I-95. Building 1 is located at 300 Springbrooke Boulevard and includes 210,400 square feet of space. Building 2 is located immediately adjacent at 500 Springbrooke Boulevard and includes 273,600 square feet of space. Both properties feature 36’ clear height; 7” concrete floor slabs; LED high-bay motion-sensor lighting; truck queuing lanes and segregated car and truck areas. Each building can be fully secured without limiting access to the other and are both easily divisible, allowing for a wide variety of user types and sizes.
“Springbrooke Trade Center is a best-in-class project that will appeal to a broad range of industrial users. It is uniquely located within one of densest infill submarkets within the Greater Philadelphia Industrial Market,” said Andrew Mele, Managing Director of TCC’s Northeast Metro Business Unit. “The site’s immediate surroundings offer a deep, talented labor pool, a strong amenity base and immediate access to an established transportation infrastructure.”
Springbrooke Trade Center is located just over a mile from I-95, with two full interchanges within 1.5 miles. The Philadelphia International Airport is located just 12 miles from the site, facilitating air, highway, marine and rail freight connections through a fully integrated transportation network.
Conewago Enterprises Inc. is the general contractor for the project and KSS Architects is serving as the architect of record. Bohler Engineering is the project’s civil engineer. Pat Green and Michael Mullen of CBRE are marketing the development for lease.
