Redwood Tech @ 101 Sits on the East Side of Highway 101 and Will Offer 500K SF of Light Industrial Space Across Five Buildings
Trammell Crow Company (TCC), one of the largest commercial real estate developers in the United States, has announced plans for a new business park in Morgan Hill, California called Redwood Tech @ 101. The development will include approximately 500,000 square feet of light industrial space across five Class A buildings on the southern portion of the undeveloped land, which is located east of Highway 101 between Cochrane and Half Roads.
Redwood Tech @ 101 will sit on the southern 30 acres of the site that TCC acquired late in 2018 and will be comprised of five buildings spanning approximately 139,000 square feet; 122,000 square feet; 93,000 square feet; 74,000 square feet; and 73,000 square feet. Each building is ideal for single tenant occupancy but is designed to be divisible and accommodate multiple users.
The buildings are designed for prospective occupants as headquarters facilities, regional manufacturing and assembly/distribution facilities, and expansion space for existing Morgan Hill employers. Redwood Tech offers direct access off Highway 101 at Cochrane Road and is only 20 minutes from San Jose.

Redwood Tech @ 101 is so-named for the mature 35- to 40-foot redwood trees TCC will be incorporating as part of its lush landscaping plans for the park, which also features enhanced architectural elements and materials for the buildings.
The northern portion of the site, situated at the corner of Cochrane Road and DePaul Avenue, will be constructed at a later date. Preliminary plans will comply with existing zoning and include a mix of office/employment facilities and commercial space. Plans are expected to be submitted later in 2021.
