First Phase of Industrial Park will include 557,490 Square Feet Across Three Buildings
Trammell Crow Company (TCC), one of the nation’s largest commercial real estate developers, and joint venture partner Clarion Partners, LLC have broken ground on Phase I of Weiser Business Park in northwest Houston. Located on the site of a former airport at 21904 Northwest Freeway in Cypress, Texas, the first phase of the redevelopment will include three speculative Class A industrial buildings totaling 557,490 square feet. Phase I is expected to deliver in the second quarter of 2022.
Weiser Business Park sits on a 130-acre site located on Highway 290, approximately 20 miles from downtown Houston, the Woodlands, and Katy. The project is accessed via a newly constructed extension of Fallbrook Drive, connecting Huffmeister Road to Highway 290. It features new utilities, frontage on Highway 290, and is designed to minimize the interaction between car and truck traffic.
Building 1 at Weiser Business Park is a 75,890-square-foot rear-load facility with 128 vehicle parking spaces and a 28’ clear height. Building 2 is a 223,400-square-foot cross-dock with a 32’ clear height, 229 parking spaces, and trailer parking. Building 3 is a 258,200-square-foot cross-dock facility with a 32’ clear height, 260 parking spaces, and trailer parking.

Leasing is being handled by Robert McGee and Taylor Schmidt of Lee and Associates. Construction is expected to commence on a fourth building at Weiser Business Park in early 2022 and will deliver an additional ±520,000 square feet of industrial space in the park. The cross-dock building will feature a 36’ clear height and plentiful trailer parking.
