The First Phase of 104th Commerce Park Delivered 571,000 SF of Move-In Ready Space

Trammell Crow Company (TCC), a global developer and investor in commercial real estate, and JV partner Clarion Partners, LLC completed construction on the first phase of development at 104th Commerce Park, a 1.17-million-square-foot industrial park located at 104th Avenue, just east of the intersection of State Highway 85 and Interstate 76 in Commerce City, Colorado. Phase 1 includes two move-in ready industrial facilities; the full project plan calls for five Class A buildings situated on the 89.6-acre site, which features prime interstate access, highway visibility and flexibility for industrial users expanding in Metro Denver.

The first phase of 104th Commerce Park is comprised of two industrial buildings spanning 272,700 square feet and 298,300 square feet, respectively. Move-in ready space is currently available for lease ranging from 20,000 to 298,300 square feet. Features include 32’ to 36’ clear heights, multiple truck docks, and convenient on-site parking for vehicles, trailers, and outside storage.

“104th Commerce Park provides a unique opportunity for tenants in the market that have an immediate need for high-end industrial space. The first phase of the development offers flexible configurations and a range of square footage, including up to 3,200 square feet of finished office space, that is ready for occupancy,” said Erik Hagevik, Principal with TCC and head of the firm’s Denver office. “The northeast I-76 corridor has continued to see strong demand for industrial space. 104th Commerce Park affords the opportunity for a user to be up and running quickly in this market, and with the planned second phase, also offers the ability for future expansion within the park.”

The second phase of development at the park is expected to begin as soon as Fall 2023. The plans include three industrial facilities spanning 262,600 square feet, 193,400 square feet and 132,400 square feet, respectively, as well as yard area available for lease. The park’s zoning allows for a wide range of industrial and e-commerce uses, including outside yard capability and substantial trailer storage.

104th Commerce Park fronts I-76 to the northwest, with nearly 40,000 vehicles per day passing by, and 104th Avenue to the south, a Colorado state highway. Park tenants will enjoy excellent signage, visibility, and highway access in a well-planned, industrial park-like setting in the growing submarket of northeast Denver.

The CBRE industrial team of Tyler Carner, Jeremy Ballenger and Daniel Close are handling the marketing and leasing for the project. Murray & Stafford is the general contractor, teaming with architect Ware Malcomb and Langan Engineering.
