Overview


The critical initiative of Midtown Commons at Crestview Station was to act as a catalyst for the reinvention of an older, tired part of central Austin. To accomplish this goal, a 73-acre site was purchased from Huntsman Petrochemical Company. For more than 50 years, the site served as a research facility thus presented a number of unique environmental challenges. After purchasing the property, Trammell Crow Company and High Street Residential spent two years working with the Texas Commission on Environmental Quality to remediate the site. We also worked with the City of Austin to implement high density, transit oriented entitlements and worked with capital metro to locate a commuter rail station on the Master Plan. The environmental remediation had been certified and cleared for residential development by Texas Commission on Environmental. 

The 73-acre neighborhood grid dovetails into the surrounding Crestview Neighborhood Plan. Every block and plaza has four sides - providing visual interest and safety at each turn. This redevelopment initiative provides a stimulating residential setting that includes a convenient concentration of retail and office uses - all built around a major stop on the City’s new commuter rail system. An eclectic mix of single and multifamily housing options integral to Midtown Commons, including live-work units, provide residents the opportunity to live in close proximity to work and transit services. 

The public sector has played a vital role in the planning stages of Crestview Station. The City of Austin has aggressively moved to increase density near transit nodes by establishing Transit Overlay Districts within one quarter mile of all Capital Metro station areas. Capital Metro contributed to the cost of construction and maintenance of the Village transit plaza and interior streets. The train began running in the first quarter of 2010, and service has been expanded multiple times since its initial opening.  

Opportunity, Solutions & Outcomes


The first phase of the project was completed in October of 2009 and is currently over 98 percent leased. It features 316 residential units which include urban lofts, luxury apartments and unique live work spaces. The first phase also includes approximately 60,000 square feet of commercial space. In addition to its close proximity to multiple modes of transportation (commuter rail, bus, bike paths) Midtown Commons has been recognized with a 3-star rating from Austin Energy Green Building, America’s #1 municipal green building program.
