Overview
Trammell Crow Company (‘TCC’) executed a 40-year ground lease on 132.2 acres ofland in the DFW Airport submarket - the most dynamic and diverse submarket in the DFW Metroplex with limited first-generation space available. In December 2018, TCC broke ground on Passport Park, consisting of four Class A industrial buildings totaling 2,019,018 SF. Passport Park will feature a 1,106,315 SF cross dock distribution center (Building 1), a 709,703 SF cross dock distribution center (Building 2), a 99,000 SF rear load facility (Building 3), and a 104,000 SF rear load facility (Building 4). Passport Park is TCC’s 34th building development at the DFW Airport.
Opportunity, Solutions & Outcomes
The cross-dock distribution centers at Building 1 and Building 2 are designed to accommodate the demands of large bulk users and e-commerce tenants who typically prefer deeper buildings (570’ – 620’) and extra land to expand operations, increase parking capabilities, or increase trailer storage. The rear-load facilities at Building 3 and Building 4 are designed based on the demand of tenants looking for shallow (180’ – 200’) bay buildings with high dock door counts and sufficient land to accommodate high parking requirements.
