Trammell Crow Company’s residential subsidiary, High Street Residential, developed the 34-story Residences at Park District featuring 228 luxury residential units and 13,000 square feet of retail space. Located at the heart of Downtown Dallas, the Arts District, Uptown and Klyde Warren Park. Residents enjoy unparalleled, first-class amenities, including an amenity deck with a resort-style pool overlooking Klyde Warren Park and the Dallas skyline, a state-of-the art fitness center, an expansive resident lounge, and valet and 24/7 concierge services.

 

Opportunity, Solutions & Outcomes


The Residences at Park District was designed to emphasize a strong connection to Klyde Warren Park with wide, inviting sidewalks, park-like landscaping, and a large, walkable plaza as the main entry. To further promote the connection to Klyde Warren Park, the vast majority of parking is located in a sub-grade, 4-level garage accessible from both Pearl and Olive Street.

The development team spent nearly a year rezoning the site from office-only to mixed-use, which involved extensive community outreach, to allow for additional density and height to provide increased density and architectural interest. The increased density allowed the team to create a vibrant  development, providing live, work and play options to its residents and tenants. The economic impact of the increased density is in excess of $100 million.

The Residence at Park District has been designed to achieve LEED Silver.
