Overview
High Street Residential ('HSR') worked together with the City of Carrollton to develop Union at Carrollton Square, a two-phase development, which includes 240,062 square feet in three buildings. Each building contributes to connecting Carrollton residents and visitors to the historic downtown entertainment district.
Phase I, completed in 2012, consists of 139,445 square feet representing 179 residential units and 4,658 square feet of restaurant space. Phase II was completed in March 2014 and contains 132 apartment units. The entire development contains a five level, 155,330 square foot parking garage with 125 public parking spaces. The development also contains 80 on-street parking spaces
Opportunity, Solutions & Outcomes
The City of Carrollton issued a RFQ for a Master Developer for the three rail stations along the DART Green Line in November 2007. HSR was selected and moved forward in working with the City to complete concept planning and enter into a formal public-private partnership agreement.
Union at Carrollton Square is the City of Carrollton’s first major transit-oriented residential development and is situated adjacent to the downtown Carrollton Green Line DART station. The Union brings a new walkable urban lifestyle to the area, allowing residents to benefit from convenient access to mass transit, daily services and event venues.
The successful partnership between HSR and the City of Carrollton provided the City with an opportunity to add quality housing and additional density to their historic downtown. The Union at Carrollton Square is proud to have played a role in this unique downtown’s growth – from contributing a popular restaurant to spurring additional multifamily developments for the increasing demand.
