Overview
Trammell Crow Company (TCC) was selected by TCC Multi-Family Interiors, which provides flooring, tiling and countertops for all types of multifamily projects around the country, to development an office and warehouse building on a 10-acre site located at 9340 Derrington Driver in Houston, TX.
The project consists of a two-story 29,376 SF tilt wall/structural steel office building and a one-story 42,584 SF tilt wall/structural steel warehouse building. The buildings are sized to provide the company with a 5- year growth plan.
Other features include a second story outdoor patio, fitness center, employee lounge, conference center, executive board room, covered walkway connection the two building, 149 dedicated parking spaces, 14 (9’x10’) dock doors and 11 oversized (10x14) dock doors, grade level and recessed truck ramps, all LED interior and exterior site lighting, and rain water harvesting for company gardens. TCC was also able to preserve over 100 mature trees on the site.
In addition to managing the development, TCC worked with West Harris County Municipal Utility District No. 21, to allow the property to be annexed, resulting in substantial reimbursement to the client.
