Overview


Trammell Crow Company and IAC Properties developed a 25-acre site in SeaTac, WA and constructed a 457,211 SF state-of-the-art, Class A industrial building. The property is a long-term ground lease with the Port of Seattle located less than 3 miles from SeaTac Airport and 1 mile from Interstate 5. Trammell Crow Company was the development manager for the project.  

Opportunity, Solutions & Outcomes


Developed with the highest institutional standards, this double-loaded building presents an easily accessible 130’ truck court, 60’ concrete apron, and 90 dock high doors with dock seals. The property allows for 58 trailer stalls as well as ample employee parking. Inside features 36’ clear height, LED lighting, ESFR sprinklers and 3,000 amps of 277/480 power. 50 x 50 column spacing allows for flexible layout for 2nd generation leasing.
 
The project was a resounding success and completed on time.
