Trammell Crow Company’s Seattle office is developing Terminal 106, a 15-acre ground lease with the Port of Seattle supporting a two-story speculative warehouse/distribution project totaling 692,752 SF in Seattle, WA. TCC will be executing the development through a 50-year (80 years with options) Ground Lease Agreement with the Port of Seattle. The project functions as two single loaded warehouses stacked on top of one another with market standard truck court depths on opposite sides, with two parking levels below the 2nd level truck court. Access to the second level truck court is via an earthen ramp with a generous minimum width of 36 feet. Both levels of the project have 30-foot clear height (as compared to the submarket, where only 3% of the market is 30-foot clear or higher). Terminal 106 is designed with Class A loading, column spacing, and maneuvering, and above market clear heights and parking. Estimated to deliver in Q2 of 2024, Terminal 106 will be the second modern warehouse facility greater than 500,000 SF to deliver into the South Seattle submarket in the last 20 years.

Terminal 106 is situated 3 miles south of Downtown Seattle, 1.5 miles from Interstate 5, within 2 miles of the Port of Seattle container terminals and 9 miles from SeaTac Airport. In addition, the property is ideally located on East Marginal Way and the entrance to State Route 99, which provides the shortest drive times to Downtown Seattle, the Port of Seattle and population centers north of Downtown (Ballard, Queen Anne, Magnolia, Fremont, Wallingford, and Green Lake) when compared to any other modern warehouse in Seattle. The entire Seattle-Bellevue-Tacoma metropolitan area, a population of 4 million, is reachable within a 1-hour drive from Terminal 106.
