Construction Begins on Golden Triangle Logistics Center Phase II in Las Vegas
Phase II will Include a 652,000 Square Foot of Class A Logistics Building

The Newport Beach office of Trammell Crow Company (TCC) and Washington Capital Management, on behalf of their client, have broken ground on the second phase of development at the Golden Triangle Logistics Center in North Las Vegas, Nev. Phase II includes a 652,010-square-foot speculative industrial building, slated for completion during the first half of 2022. Phase I of the development was completed in Q4 2020 and includes 1 million square feet of Class A space, of which only 393,305 square feet remains available for lease.
Building 3, located at 3375 East Washburn Road, will include concrete tilt-up walls; 37-foot clear height; 98 truck doors; four at-grade doors; 185-foot deep concrete exterior truck courts; and ample trailer and auto parking. The facility is designed to meet North Las Vegas energy standards and will feature energy efficient lighting and insulation, along with drought-tolerant landscaping to reduce water usage.

” The Golden Triangle development site provides direct access to Interstate 15 via Craig Road. The project’s location is closer to North Las Vegas’ strong labor pool compared to the handful of competitive properties near the Las Vegas Speedway area. Additional land parcels adjacent to Phases I and II provide users with potential expansion flexibility.
Marketing and leasing for the development is being handled by Kevin Higgins of CBRE Las Vegas and Donna Alderson of Cushman & Wakefield.
