Capital Lighting and Supply, LLC (DBA Capital Electric), a privately-owned, electrical distributor that provides electrical and lighting products in the Mid Atlantic area, along with its development partner, Trammell Crow Company, announces construction has commenced on a new 362,880 square foot, Class A office and warehouse build-to suit located at 8711 Westphalia Road in Upper Marlboro, Maryland. Construction is scheduled to be completed in Q4 of 2022.
“We have made significant investments in the county as we’ve grown and expanded over the last decade and we’re grateful for the support and partnership from both the State and local governments,” said Andrew Esce, President of Capital Electric. “This new facility will bolster our product offerings, increase the efficiency of our operations, and help us better service our customers in the area.”
To accommodate Capital Lighting and Supply’s 240 employees, the new facility, located adjacent to the firm’s current location, will feature over 40,000 square feet of office space incorporating a training center, corporate offices, a will-call for local pickup, and a variety of communal amenity areas emphasizing a collaborative work environment. The warehouse component of the building includes 30+ foot bays for maximized storage, features a state-of-the-art distribution center automation technology, and a 2.5MW solar array on the roof to further Sonepar’s core mission of sustainability.
“We are transforming the 68-acre site into a state-of-the-art, sustainable facility that will enable Capital Lighting and Supply to provide a better workplace environment for its employees and more efficiently run its operations,” said David Neuman, Managing Director with Trammell Crow Company’s MidAtlantic office.
Capital Lighting and Supply, a wholly owned subsidiary of the French company, Sonepar, received conditional loans from both the Maryland Department of Commerce and Prince George’s County to support the project.

MGMA Architects serves as the project architect and the general contractor is Glen Arm Construction Co. Cushman & Wakefield represented Capital Electric in the transaction.
