Trammell Crow Company and Clarion Partners Announce Purchase of 89+ Acres to Build Class A Industrial Park in Metro Denver

Trammell Crow Company (TCC), one of the largest commercial real estate developers in the United States, along with capital partner Clarion Partners, LLC, today announced it has closed on the land that will be used to build 104th Commerce Park, a 1.17-million-square-foot industrial park located at 104th Avenue, just east of the intersection of State Highway 85 and Interstate 76. The 89.6-acre vacant site features prime interstate access, highway visibility, and flexibility for industrial users expanding in metro Denver.

The property’s zoning allows for a wide range of industrial and e-commerce uses, including outside yard capability and substantial trailer storage. Situated in the “first ring“ outside of the central Denver core, in the fast-growing inner I-76 corridor northeast of Denver, 104th Commerce Park will be comprised of five industrial and distribution buildings built in two phases, with space available for small-to-large scale tenants. The site boasts excellent highway access and visibility.

The CBRE industrial team of Tyler Carner, Jeremy Ballenger, Jessica Ostermick and Daniel Close will handle the marketing of the site on Trammell Crow Company’s behalf. Murray & Stafford is the general contractor for the project, teaming with architect Ware Malcomb and Langan Engineering.
