Trammell Crow Company Announces 259,000-SF Lease Signed at Golden Triangle Logistics Center in Las Vegas

Brothers Trading Co. Will Occupy Part of Building 2 at the 127-Acre Industrial Park

The Newport Beach office of Trammell Crow Company (TCC) and Washington Capital Management, on behalf of their client, announce the signing of a 258,705-square-foot lease at Golden Triangle Logistics Center in North Las Vegas, Nev. Brothers Trading Co. Inc., a wholesale grocery distributor, will occupy part of Building 2, which spans 652,000-square feet. The lease marks an expansion for the company, which will be moving its wholesale operations to the building in August 2021.

Located at 3195 E. Washburn Road, Building 2 is part of the first phase of construction at Golden Triangle Logistics Center, which includes just over one million square feet of space across two buildings. The Phase I cross-dock facilities both feature 36-foot and 37-foot clear heights with ESFR fire sprinklers; seven-inch floor slabs; 185-foot secured, concrete truck courts; and abundant dock-high loading and parking. Phase II of construction will begin later this year and will include a 652,010-square-foot Class A logistics facility when construction is complete in 2022. Adjacent to Golden Triangle Logistics Center Phases I and II, additional land parcels provide users with potential expansion flexibility.

TCC’s plans for further development of the park also afford our tenants an opportunity to continue expanding within Golden Triangle in the future.”

The Golden Triangle development site is located in the city of North Las Vegas and provides direct access to Interstate 15 via Craig Road. The project’s location is closer to North Las Vegas’ strong labor pool compared to the handful of competitive properties near the Las Vegas Speedway area.

The property owner was represented by Kevin Higgins of CBRE in the transaction, while the tenant was represented by Donna Alderson of C&W.
