Women-Owned Business Move Solutions Will Occupy Part of Building 3 at the Industrial Park Beginning September 2021

Trammell Crow Company (TCC), Clarion Partners LLC, (Clarion) and CBRE are pleased to announce that Move Solutions, Ltd. has signed a long-term lease to occupy 107,537 square feet of industrial space within TCC’s Park 183 industrial park. Started in 1987, Move Solutions is 34-year-old Texas born and bred success story. It is part of the Total Office Solutions brand as one of the three largest quality provider of commercial moving services, office furniture sales, technology moving services, and decommission services in the nation. The business will relocate its Austin headquarters and Operations Center to Building 3, located at 8136 Industry Way, in September 2021.

Move Solutions is the largest office mover in the Austin market, a dominant competitor across all segments of the business community. A woman-owned, women-led business, Move Solutions and the family of companies that make up Total Office Solutions have offices in all major Texas cities and provide relocation services throughout the United States and Canada.

Park 183 is a multi-phase industrial development located in Southeast Austin developed by TCC with its JV Partner, Clarion Partners. Phase 1 was delivered in January 2018 and included 250,000 square feet of industrial space across two buildings. Phase 2 consisted of a build-to-suit property for a multinational delivery services company, which includes 85,000 square feet and became operational in March 2020. Phase 3 of the project is slated to deliver in August of 2021 and will include the 162,786-square-foot Building 3, which Move Solutions will partially occupy, and the 154,786-square-foot Building 5. A forthcoming Phase 4 will deliver another 300,000 square feet in the near future.  Once complete, Park 183 will comprise more than 950,000 square feet of state-of-the-art Class A industrial space.

“Park 183 continues to meet the increasing demand for Class A industrial space in Austin’s popular Southeast submarket,” said Brian Brooke, Vice President with TCC’s Austin Business Unit.  “The team is incredibly pleased with how development at the Park has progressed and we’re excited to welcome another high-quality tenant in Move Solutions. We’ve enjoyed working with Move Solutions on this lease and look forward to watching their business grow.”

“Park 183 is a fantastic fit for our operational and distance footprint needs. We couldn’t be more excited to continue to work with major providers like CBRE, Transwestern and Trammell Crow Company as we inch towards our beautiful new home in the midst of the beautiful Park 183 development,” said Linda J. Monette, Principal, Move Solutions, Ltd. “Our business is rooted in 25 years of growing Austin success. Our two daughters, Amy, GM, Megan, Sr. Account Manager, and our outstanding Austin team of Brad, Doug, Charlee, Jimmy, Shae, Bill, Jessie and so many others work hard to be the ‘people to beat’ in Austin when it comes to service, service, service. We are blessed to work with those same CBRE, Transwestern and TCC teams as we go to market to serve their tenants. This long-term lease of this beautiful building is a testimony to our success working with and for Austin’s corporate community and to our commitment to be here for a very long time to come.”

John Barksdale, Darryl Dadon and Joe Novek of CBRE Austin represented the owners in the transaction, while Robert Deptula and Stayton Wright of Transwestern represented Move Solutions.

“Park 183 is a game-changing development combining a best-in-class execution team in Trammell Crow Company and Clarion at an ideal location for companies like Move Solutions to position their business for long-term growth,” said John Barksdale, Senior Vice President at CBRE. “We look forward to helping continue to build momentum in Southeast Austin, where the arrival of the Tesla factory has accelerated surging demand for industrial space.”

Park 183 is well-located in the Southeast Submarket, less than two miles from SH 71 and in proximity to major transportation arteries, including IH 35 and SH 130. Tenants at the park benefit from 183 South, which connects US-290 to SH 71 with uninterrupted freeway from southeast Austin to far Northwest Austin. The site, which sits adjacent to Austin Bergstrom International Airport, is located within the Triple Freeport Exemption Zone.
