New Deals Bring Phases 1 and 2 of North Las Vegas Development to Fully Leased
The Newport Beach office of Trammell Crow Company (TCC) and Washington Capital Management, on behalf of their client, announce that they have signed 1,045,315 square feet worth of new leases and expansion deals at the Golden Triangle Logistics Center in North Las Vegas, Nev.
Phase 1 of Golden Triangle includes two logistics facilities totaling approximately 1 million square feet of space that was delivered in Q4 2020, while phase two will include a single 652,000-square-foot industrial facility, slated to be completed during the first half of 2022. The recent deals at the development include:
- Brothers Trading Co. signed a deal to expand its footprint in Building 2 by 196,653 square feet. The wholesale grocery distributor will now occupy 455,358 square feet within the asset. Kevin Higgins of CBRE represented the landlord in the deal, while the tenant was represented by Donna Alderson of C&W.
- ShipHero, LLC. signed a 196,652-square-foot lease to occupy the remainder of Building 2 beginning in November 2021. The landlord was represented by Kevin Higgins of CBRE and Donna Alderson of C&W, while the provider of cloud-based eCommerce fulfillment solutions was represented by John Carpenter of the 949 Group.
- A manufacturing company signed a deal to occupy the entire 652,010-square-foot Building 3. The company will move into the asset in April 2022 and utilize it as its western distribution facility. The landlord was represented by Donna Alderson of C&W, while the tenant was represented by CBRE.
“Our development team is pleased to have partnered with CBRE and C&W to lead an incredibly successful leasing campaign, resulting in the lease up of our first two phases of development before construction is fully completed on Phase 2,” said Jared Riemer, Senior Vice President for TCC’s Newport Beach office.
David Drake, Executive Vice President, Development Management for TCC, added, “The huge demand that we saw for space within the Golden Triangle Logistics Center is a clear indicator that the North Las Vegas market was in desperate need of this type of high-end logistics space. Our team is well-positioned to explore additional phases of development at the site, which totals 127 acres.”
Building 2, located at 3195 East Washburn Road, is a cross-dock facility that features 37-foot clear heights with ESFR fire sprinklers; seven-inch floor slabs; 185-foot secured, concrete truck courts; and abundant dock-high loading and parking. Building 3, located at 3375 East Washburn Road, will include concrete tilt-up walls; 37-foot clear height; 98 truck doors; four at-grade doors; 185-foot-deep concrete exterior truck courts; and ample trailer and auto parking. Building 1 is a rear-loader facility located at 3325 East Washburn Road that is fully leased by Whitebox Technologies, Inc.
The Golden Triangle development site provides direct access to Interstate 15 via Craig Road. The project’s location is closer to North Las Vegas’ strong labor pool compared to the handful of competitive properties near the Las Vegas Speedway area. Additional land parcels adjacent to Phases I and II provide users with potential expansion flexibility.
