Boren Lofts Feature 136,000 Square Feet of Core-Free Life Science Space in Seattle’s Denny Triangle Neighborhood

The Seattle office of Trammell Crow Company (TCC), one of the nation’s largest commercial real estate developers and investors, in partnership with Washington Capital Management on behalf of their clients, announced the completion of Boren Lofts in Seattle. The life science research building, which spans 10 stories and 136,217 square feet, is located at 1930 Boren Avenue in Seattle’s Denny Triangle neighborhood.

Boren Lofts is a core-free building that features 12’ windows and 15’ floor-to-floor heights throughout, providing each floor with ample natural light and plenum space for the most demanding life science buildouts. Additional features at the property include outdoor patios on all floors, an expansive rooftop terrace, 100% outside air 100% of the time, a state-of-the-art UV air filtration system, and a thermal temperature security check-in for tenants and guests. TCC is in dialogue with multiple life science companies to lease approximately 30% of the building.

Boren Lofts is situated within Seattle’s largest concentration of residential communities, retail and reimagined culinary destinations. The location benefits from both a transit and Walkscore© of 100 and, sitting at the intersection of Boren Avenue and Virginia Street, is just blocks away from Interstate-5, which is easily accessible by car.

The CBRE team of Scotta Ashcraft and Nick Carkonen are handling the leasing at the property. Boren Lofts was designed by LMN Architects, while Howard S. Wright, a Balfour Beatty company, acted as the project’s general contractor.
