Trammell Crow Company (TCC), a leading global developer and investor in commercial real estate, has submitted a planning application to Sheffield City Council to develop the former Betafence (and before that Tinsley Wire) site at Shepcote Lane in Sheffield, which closed to manufacturing in November 2018.

The application is to develop the 20 acre site and to replace the existing building with a 367,151 sq ft Grade A logistics facility.  The site, on Shepcote Lane, 0.5 miles from Junction 34 of the M1 motorway, includes a facility of 455,750 sq ft, formerly let to fencing manufacturer Betafence.

Trammell Crow Company has worked closely with Sheffield City Council and local stakeholders for the pre-application process and submitted a plan that seeks to reprofile the site. The developed site will include storage, distribution, access, servicing and parking as well as landscaping works.

The new Class B8 storage and distribution unit is expected to create 450 new jobs. Additional employment opportunities are envisaged during the development and construction of the new scheme.

Located in an established industrial area with an existing logistics allocation, the site has excellent transport communications and a 1.4 million working population within an hour’s travel. The area has recently attracted tenants such as Clipper Logistics; Pretty Little Thing; ITM and Great Bear.

Mike Forster, Head of UK Logistics at Trammell Crow Company, said: “We’re delighted to be breathing life into this site which has lain dormant for almost three years.  There’s considerable demand for high quality storage and distribution units in and around the city of Sheffield and we’ve had positive support to date. We look forward to continuing to work with the Council as they consider our application.

“The Betafence site is the latest in our highly active, pan-European development programme as we look for sought-after logistics locations with excellent transport links. We are actively looking for further opportunities on brownfield and greenfield sites in strategic locations across Europe.”
