Overview

Lehigh Valley Industrial Park is a brownfield redevelopment project developed on a former Bethlehem Steel site. The property was acquired in a joint venture with Clarion Partners in 2013.

Opportunity, Solutions & Outcomes

The engineering and proposed remediation was coordinated to minimize the movement of contaminated soils while ensuring Class A functionality and design. This required a detailed analysis of earth movement and the installation of a vapor mitigation system. The building features include cross-dock loading, trailer storage, ample car parking, wide column spacing and ESFR sprinkler systems. The property has excellent interstate highway exposure and access; it is located less than two miles from Interstate 78 and is adjacent to the Bethlehem Intermodal Terminal.

The project was completed in Fall of 2014 and was 100% leased to Primark within 5 months.
