Overview
TCC aimed to deliver a premier, speculative, Class A, sustainable office building in the heart of Legacy, a world-class master-planned business, retail and residential community in Plano, Texas. Legacy combines a superior infrastructure, strategic location and development flexibility that allows corporations to create unique places for their businesses to grow and their employees to live, work and prosper.TCC, in joint venture with Principal Real Estate Investors, developed the eight-story, mid-rise speculative office building. TCC worked with the team of architects, contractors, engineers, and consultants to prepare for construction as quickly as possible in the face of an improving office market. TCC’s goal was to create the healthiest, most comfortable and productive work environment in Legacy.
Opportunity, Solutions & Outcomes
One Legacy Circle delivered on time and on budget. The building received the “Designed to Earn the ENERGY STAR” rating of 96 for energy efficiency, at the time the highest rating of any new speculative office building in Dallas-Fort Worth. Sustainable and energy-saving features include the installation of oversized cooling towers that enable the self-contained AC unit compressors on each floor to operate more efficiently, variable frequency drives, water side economizers, pushbutton thermostats for flexibility in heating/cooling, an energy management system, gearless elevators that save approximately 50 percent energy over conventional traction elevators, a heat recovery system and efficient water landscaping that reduces water usage by 20 percent.
One Legacy Circle was built under the national office development program established by TCC and Principal in 2006. The program is focused on the development of $750 million to $1 billion of new, Class A office buildings in markets throughout the United States.
