Cyclopure Sets Up New HQ at TCC’s Evanston Labs
February 10, 2025

The company has taken 17,527 square feet of lab-ready space
Trammell Crow Company (TCC), a leading real estate developer, has signed a lease with Cyclopure Inc. at Evanston Labs in Evanston, Illinois. The company has leased 17,527 square feet of lab-ready space on the 3rd floor at Evanston Labs. The company will operate its headquarters and water treatment business out of the building as it expands DEXSORB® commercial operations to deliver PFAS-free water to customers across the world.
“Evanston Labs is Chicago North Shore’s first commercial facility built specifically for lab sciences use,” said Johnny Carlson, Principal with TCC Midwest. “With the delivery of Evanston Labs, we’re thrilled to offer state-of-the-art Class-A lab space for innovative companies in life sciences and material sciences to scale their businesses and attract the area’s vast talent. Whether a company is in growth mode like Cyclopure or an established major institution, Evanston Labs provides these forward-thinking companies world-class lab space and amenities to spur innovation.”
Cyclopure is a materials science and environmental engineering firm founded in Chicago in 2016. The company has developed a novel adsorbent (tradename DEXSORB) with high selectivity for PFAS removal in diverse water matrices. DEXSORB is being commercialized for multiple PFAS-related uses, including environmental testing, residential filtration, and large-scale treatment systems. Cyclopure’s move to Evanston Labs will help accommodate its growth as it addresses the urgent problem of PFAS in water supplies.
“It was an easy decision to relocate our offices to Evanston Labs,” said Frank Cassou, CEO at Cyclopure. “TCC has built an incredible facility for science-based operations. The space and technical amenities have been engineered to meet the power and ventilation requirements of our analytical instruments, lab operations, and product assembly. Our chemists and engineers are very happy. The efficiency of these systems will be critical to our growth.”
Located at 710 Clark St. in Evanston, Evanston Labs is a 10-story, 178,800-sq.-ft. Class A advanced sciences lab building on Chicago’s North Shore. The building includes lab and office space with spectacular views of Lake Michigan and the surrounding neighborhood. Each floorplate is designed to accommodate both single and multi-tenant users. Now that all lab-ready graduation suites have been leased, TCC plans to develop more at Evanston Labs to support the needs of these growing companies in the ecosystem. Building amenities include a penthouse amenity center for tenants, outfitted with a boardroom, a bar and lounge, an outdoor terrace, and a health and wellness center. With Cyclopure’s new lease, the project is approximately 40% leased.
Jonathan Metzl and Jack Deroche with Cushman & Wakefield represented Cyclopure in its lease, while Dan Lyne and Brandon Green of CBRE represented TCC.
