FLX Plans New Fitness Studio at The Ryder in Seattle’s Roosevelt Neighborhood

High Street Residential ("HSR"), the residential subsidiary of Trammell Crow Company ("TCC"), is pleased to announce the signing of a new retail lease on the ground floor of The Ryder, an upcoming 244-unit multifamily community in the Roosevelt neighborhood of Seattle, Washington. FLX, a local Pilates studio, has agreed to take the project's sole 1,268-square-foot retail space, making it the studio's second location. The Ryder is expected to be delivered by the end of October 2026, while the studio is expected to open in January 2027.

FLX is a premier boutique fitness studio offering innovative Lagree workouts designed to deliver full-body strength and conditioning in a high-intensity, low-impact format. Known for its welcoming community and expert-led classes, FLX helps clients achieve lasting fitness results through efficient, science-backed training. The studio opened its first location in Seattle's Greenwood neighborhood in 2025.

"FLX is excited to expand to the Roosevelt neighborhood," said Rachel La, FLX's owner. "Our studio will offer Lagree Pilates classes for up to 10 people per class every day of the week. We welcome beginners as well as more advanced students and look forward to serving the greater Roosevelt community."

Located at 6716 Roosevelt Way NE, The Ryder is a seven-story, transit-oriented development located one-half block from the Roosevelt Link Light Rail station. The community offers a mix of studio, one- and two-bedroom units, with all units offering air-conditioning and several featuring dedicated work-from-home spaces. Residents will have access to an expansive suite of amenities, including a market-leading co-workspace, fitness center, a rooftop club room with expansive views, and subterranean garage parking. Outdoor amenities include two separate rooftop decks with barbecue grills and a fire pit, and a dog run area. Aside from its proximity to the Roosevelt Link Light Rail station, The Ryder is also within walking distance to Whole Foods, multiple restaurants and coffee shops, Green Lake, and several parks.
