High Street Residential (HSR), the residential subsidiary of Trammell Crow Company, alongside partner Third & Urban, have broken ground on Hillcrest, an 8.1-acre mixed-use community in the heart of Sandy Springs, Georgia. Hillcrest will feature 362 premium apartment units, 30 luxury for-rent townhomes, and over 19,000 square feet of vibrant retail space seamlessly integrated with a central greenspace plaza. All portions of the project are expected to be delivered by the end of 2027.

Located adjacent to the $230 million City Springs development on land previously owned by The Sandy Springs United Methodist Church, Hillcrest will build upon the city’s goal of creating a dynamic, walkable urban core. The project will feature a three- to five-story apartment building with a parking garage accommodating over 100 public parking spaces for city events and retail. The apartments will set a new standard for Class-A living with high-end finishes and amenities. Highlights will include a rooftop pool and clubroom with panoramic views of Sandy Springs and Buckhead, a golf simulator lounge, private movie screening room, sauna, state-of-the-art fitness center with Pilates studio, dog park, and a café-inspired work-from-home space.

The luxury townhomes will offer two- and three-bedroom floor plans with two-car garages and rooftop patios.

The retail portion of the project, overseen by Third & Urban, will include a carefully selected collection of high-end and casual restaurants and community-focused retailers, all centered around a welcoming public plaza that will be activated with events. Third & Urban is known for developing high-quality, contextual mixed-use destinations that have a positive impact on their surrounding neighborhoods. With a focus on placemaking and connectivity, the firm’s portfolio spans more than 2.2 million square feet across the Southeast and includes projects such as Common Ground (with New Realm Brewing), Westside Paper, Armour Yards, a recently acquired retail district in Virginia-Highlands and the former Corporate Square campus in Brookhaven.

Hillcrest will also significantly enhance Sandy Springs' walkability, complementing the nearby City Springs complex. City Springs boasts Sandy Springs City Hall, a Performing Arts Center, a four-acre park, and a wide range of dining and shopping options. Strategically located, Hillcrest is also within a mile of over 2 million square feet of retail space, including four grocery stores.
