High Street Residential (HSR), the residential subsidiary of Trammell Crow Company, and JV Partner Daiwa House Industry Co. Ltd. topped out construction at Rone Residences, a 12-story multifamily community located in Houston’s River Oaks/Upper Kirby neighborhood. The JV broke ground on the 209-unit project in January of 2023 and is on schedule to deliver the first units during the first quarter of 2025.
Led by HSR, the project is a collaboration of prominent Houston-based design groups with national-level gravitas: the project architect, Zeigler Cooper Architects, worked closely with Rottet Studio for interior design and Kudela & Weinheimer Landscape Architects designed the exterior landscapes. Hoar Construction is the project’s general contractor.
“Our Rone Residences development is at a superlative location in Houston - at the convergence of two of the city’s most prestigious neighborhoods, where walkability and convenience is top of mind for current and future residents. The building’s prominence in this area is bolstered by a team of esteemed design consultants, whose design creativity was grounded in the aesthetic vocabulary of the historic River Oaks neighborhood,” said Yewande Fapohunda of HSR’s Houston office.
Situated at the prominent Kirby and Westheimer intersection, Rone Residences will boast a WalkScore of 92, allowing residents to be directly proximate to some of the city’s best dining, retail, and entertainment destinations, as well as a Whole Foods. The site is also close to Houston’s largest employment centers – Central Business District, Uptown/Galleria, Greenway Plaza, and Texas Medical Center – which have a combined 300K+ employees and rank among the largest employment centers in the U.S. by number of jobs.
Rone Residences will offer a mix of one-, two-, and three-bedroom apartments with large layouts that average more than 1,400 square feet, offering residents a boutique and condo-quality environment. A selection of penthouse units will also be available, offering further upgraded finishes and appliances.
Residents will have exclusive access to a thoughtfully curated amenity collection, including a state-of-the-art fitness center with a dedicated yoga/Pilates room, complete with a Megaformer machine and private spaces for solo and coach-led training; a pool deck with a more than 75-foot long pool, long enough for lapping, and separate cold plunge pools for a resort-style experience; an upper-floor sky lounge; a game-day lounge equipped with a pool table, a card table, and multiple TVs; an indoor pet-grooming room; an outdoor dog park; bike storage and a bike repair shop; private garages; and additional tenant storage spaces. The residences also provide features for residents to live a sustainable lifestyle, offering EV charging and energy efficient plumbing and lighting fixtures.
In addition to appealing to an active and engaged resident, the development was designed with the greater fluidity between work and home life that is now at the center of many Houstonians minds. The property will include a mezzanine-level co-working suite, offering a grand reading room, study areas, private conference rooms, and a social lounge. Consistent with neighborhood, the Rone Residences has a 2,900-square-foot retail space on the ground floor which is suitable for a range of potential users, including food & beverage businesses. Existing neighborhood residents and patrons, as well as future Rone residents alike will soon have a place to share their urbane lifestyle and Houstonian hospitality.
Additional project partners include Jordan & Skala Engineering, VSM-Squared Structural Engineers, Kimley Horn, and Jackson Walker LLP. Sumitomo Mitsui Trust Bank, Limited is providing construction financing.
