HSR Breaks Ground on 394-unit Multifamily Project at Mockingbird Station in Dallas, Texas

High Street Residential (HSR), the residential subsidiary of Trammell Crow Company (TCC), has broken ground on a 394-unit multifamily development integrated into the Dallas Area Rapid Transit’s (DART) SMU/Mockingbird Station in Dallas, Texas. The project is part of a multi-phase, transit-oriented development that will convert approximately 16 acres of underutilized DART-owned surface parking into a pedestrian-friendly, mixed-use neighborhood around the DART station. The apartments are expected to deliver by the end of 2027.
The seven-story project, situated at the northeast corner of Twin Sixties Drive and Worcola Street, will feature a mix of studios, one-bedroom, and two-bedroom units, ranging in size from 524 to 1,484 square feet. Unit amenities include a premium stainless-steel appliance package, quartz countertops, LVP flooring, and integrated smart-home technology. In addition to walkable retail options with an impressive 86 Walk Score, residents will enjoy exceptional community amenities such as a resort-style pool with fire pits and grilling stations, a club room, an expansive fitness center, dedicated co-working spaces, a dog park, direct access to the University Crossing hike-and-bike trail, secure bike storage, and EV charging stations. The property will also feature a seventh-floor Skydeck with views of the Dallas skyline, complete with a private dining room and balcony.

Starting concurrently with the new apartments, a 500 space below grade parking garage is being delivered as part of the multi phase development. Open to the public, the garage is intended for DART passengers and visitors of Mockingbird Station.

The City of Dallas has provided Tax Increment Financing (TIF) support for the project, helping to deliver key public infrastructure upgrades and ensuring that 20% of the homes are offered at affordable rates. This investment reflects the City’s commitment to expanding attainable housing and strengthening transit-oriented districts. In combination with its location at the SMU/Mockingbird DART Station, the project showcases how public-private partnerships can enhance mobility, housing choice, and long-term neighborhood vitality.
This project was designed by Dallas-based architecture firm GFF Design and is being constructed by Andres Construction Services. Key project partners include Spiars Engineering (civil engineer), Ellie Aiello Interiors (interior design), The Office of James Burnett (landscape architect), Urban Structure (structural engineer), and Schmidt & Stacy Engineers providing MEP consulting. Santander Bank is serving as the construction lender for the multifamily development.
