319-Unit Building Welcomed Residents Beginning in September

High Street Residential and its project partner, Northwestern Mutual, have completed construction on Glasshouse, a new luxury residential building in Pittsburgh’s South Shore neighborhood. The five-story, 319-unit property welcomed its first residents in September. Glasshouse is located at 160 E Station Square Drive, the site of some of Pittsburgh’s historic glassmaking factories, and features 3,000 square feet of available ground-floor retail space.

Glasshouse offers junior one-, one-, one+den- and two-bedroom residences ranging in size from 610 to 1,300 square feet. The building will be leased and managed by Bozzuto Management Company.

“Glasshouse is a unique property that is setting the pace for luxury residential development along the South Shore,“ said Chris Sencindiver, Principal with High Street Residential’s Northeast Metro Business Unit. “When you pair the project’s high-end finishes and the robust amenity collection with its proximity to downtown, residents get a truly unmatched living experience. We are thrilled to have partnered with Northwestern Mutual to help transform the neighborhood into a true live-work-play environment.”

Amenities at the riverfront property include a resort-style club room, a game room, an e-lounge, an entertainment kitchen, a fitness center, a conference center, and a dog spa. The interior amenities overlook Glasshouse’s outdoor amenity area, which features meticulously landscaped courtyards, a zero-edge pool, multiple outdoor kitchens and a large turf area for movies and recreational activities. Residents also have access to 335 indoor parking spaces and multiple bike storage locations, as well as an on-site HealthyRide bike share station. The project incorporated many sustainable building features and is National Green Building Standard (NGBS) Certified.

“Glasshouse will be a critical component of the exciting new future of the South Shore,” said Tom Zale, Vice President and Head of Real Estate Investments at Northwestern Mutual. “Interest in the property has been strong from future residents who are looking for a modern, sleek address that provides a true city feel. We’re excited to have been part of this project.”

Glasshouse is situated along the Monongahela River, adjacent to the Great Allegheny Passage, a walking/running/biking trail system that, with the C&O Canal, forms a contiguous link between Pittsburgh and Washington D.C. Residents will have pedestrian access to Station Square, the mixed-use conversion project that features several office, retail and entertainment options. Glasshouse is easily accessible to major interstate highways, including I-279 North, I-376 East and West, and is close to downtown Pittsburgh’s Golden Triangle via the Smithfield Street bridge.

“We’re honored to be a partner on this groundbreaking project and excited to extend our footprint into this thriving city,” said Stephanie Williams, President of Bozzuto Management Company. “With a rich, industrial history and breathtaking views of Downtown’s skyline, this community is unlike any other neighborhood that Pittsburgh has to offer.”

Rycon Construction served as the general contractor for the project and Hord Coplan Macht as the architect and landscape architect. Langan Engineering, Tower Engineering and Structura provided civil, MEP and structural engineering services, respectively. RD Jones Associates operated as the interior designer and Steven Winter Associates provided accessibility and sustainability consulting services for the project.
