HSR Tops Out 700 River Residential Tower in Austin

High Street Residential (HSR), the residential subsidiary of Trammell Crow Company, BDT & MSD Partners and River Street Partners announce that construction has topped out at 700 River in Austin, Texas. The 377-unit residential tower, located at 700 River Street in Austin’s Rainey District, has reached its maximum height of 500 feet and is on track to welcome the first residents in fall 2024.

We are eager to open our doors this fall and offer residents an environment of uncompromising design and service,” said Matteo Pacifici of HSR. “700 River will provide an escape from the city, with its scenic views, convenient access to lakeside trails, and a range of wellness-focused amenities. The property will deliver a world-class cosmopolitan experience.”

Rising 43 stories, 700 River will include a mix of studio to three-bedroom apartments, in addition to a limited number of penthouse units, all with unobstructed views of Lady Bird Lake. Residents of the tower will have access to more than 30,000 square feet of private on-site amenities and will have the Butler Hike-and-Bike Trail at their front door.

HKS is the project’s architect, with collaboration from Lake Flato Architects. DPR Construction is acting as the general contractor. Other project partners include No Walls Studio, Civilitude, Thornton Tomasetti, Blum Consulting Engineers, Campbell Landscape Architecture, Clodagh Design, and Waldrop +Nichols Studio. The building will seek Austin Energy Two Star Certification, LEED Silver, and Fitwell Certification.
