DENVER, CO – Trammell Crow Company (TCC) announces the development of a third build-to-suit at Crossroads Commerce Park (Crossroads). Inline Distributing Company (Inline) has entered into an agreement to purchase a new 69,550±-square-foot building located along 52nd Avenue just west of Washington Street in unincorporated Adams County. Construction will begin immediately, with an estimated delivery in mid-2017.

Inline Distributing Company has supplied the building industry with construction products for more than 30 years, and is now the largest single source provider of environmental remediation, restoration, abatement, fasteners, traffic control, mechanical insulation, safety and construction products in the Western United States. Headquartered in Southern California, and operating eleven distribution centers across the United States, Inline’s Colorado operations are relocating and expanding to their new, centrally-located facility at Crossroads. Inline has operated in the Denver marketplace since 2007.

Crossroads continues to attract industrial building users to this central location, easily accessed by Interstates 25 and 70 across the Denver market. Activity has been very strong since groundbreaking last summer, and only four (4) additional build-to-suit opportunities are available at the Park, ranging from 17,000 square feet up to 60,000 square feet of new construction.
Additional space remains available for lease in the Park as well, with distribution/warehouse/showroom space ranging from 35,000-to-250,000 square feet in the large spec buildings at the southwest corner of 55th & Washington Street. In addition, Crossroads offers flexible options for front park or cross-dock, on-site trailer parking, and building and Park signage in a new, modern industrial park.
Murray & Stafford is the general contractor and Ware Malcomb is the architect for the building. Colorado Business Bank provided financing for the build to suit project. Nick Steitz of Jones Lang LaSalle represented Inline Distributing in the transaction. The Newmark Grubb Knight Frank team of Mike Wafer, Tim D’Angelo, and Mike Wafer Jr. represented TCC and handles the leasing and marketing for Crossroads.
