Leasing Teams Selected for Iron District Mixed-Use Project in Charlotte, North Carolina

Iron District, LLC, a wholly owned subsidiary of Charlotte Pipe and Foundry Company, and development partner Trammell Crow Company (TCC), a leading commercial real estate developer, have selected office and retail brokerage representatives for their upcoming mixed-use project, Iron District, in Charlotte, North Carolina. Rhea Greene, John Hannon, and Chase Mervin with Trinity Partners will market and lease the office portion of the project. The retail portion will be marketed and leased in partnership between Charlie Coyne and Kaitlyn Fitch of CBRE and Keely Hines and Rhett Batanides of Foundry Commercial.

Iron District, once the site of Charlotte Pipe and Foundry, will be a mixed-use, high-density development located on the edge of Charlotte’s Uptown and South End neighborhoods across from Bank of America Stadium, home of the Carolina Panthers and Charlotte FC. Up to 56 acres have received U-Mud zoning, providing considerable flexibility to respond to market conditions over the next twenty years. Ownership of such a large parcel within the urban core of a large city is rare, offering the development team the ability to creatively shape the street grid, green spaces, outdoor seating, art locations, and building sites.

While the project remains in its preliminary design and approval phase, construction on phase one could begin by early 2026. Initial plans call for up to 500 residential units, 150,000 square feet of Class-A office space, and 100,000 sq. ft. of retail space. This will include the repurposing of two existing buildings previously occupied by Charlotte Pipe and Foundry. One of the buildings is currently being used as an immersive arts space by Blume Studios.
