Trammell Crow Company ("TCC"), a leading commercial real estate developer, and JV partner CBRE Investment Management ("CBRE IM"), on behalf of a fund it manages, has signed a full building lease with Parts Town Unlimited at Jackson 85 North Business Park (Jackson 85 North) in Pendergrass, Georgia. Parts Town Unlimited will occupy 538,450 square feet in Building 1 by the end of this year.
Parts Town Unlimited is a global leader in the high-tech distribution of genuine OEM (original equipment manufacturer) parts for commercial foodservice, residential appliances, and HVAC equipment. With the most in-stock parts on the planet, innovative digital tools, and global distribution capabilities, Parts Town Unlimited helps customers and technicians find the right parts and get them fast, keeping mission-critical equipment running. With its new lease, Parts Town Unlimited has expanded its global fulfillment network to the Southeast. The company already operates Global Fulfillment Centers in Chicago, Phoenix, and Munich, Germany. The new fulfillment center is designed to support accelerated growth and continued product expansion while initially creating over 140 jobs in the local community.
"Our new Global Fulfillment Center represents an important next step in the evolution of our North American distribution network and positions us to serve our customers and manufacturer partners with even greater speed, flexibility, and scale," said Bill Geary, Chief Accelerator, aka CEO, Parts Town Unlimited. "By placing greater depth and breadth of mission-critical OEM parts closer to customers across the Southeast, we can reduce transit times and costs while creating room for our partners' expanding inventories. We are also proud to invest in the Atlanta area, welcome over a hundred new team members, and become an active member of the local community."
At 538,450 square feet, the new facility will be the company's largest Global Fulfillment Center to date, stocking commercial foodservice, residential appliance, and HVAC OEM parts. Once operational, the facility will help Parts Town Unlimited reach 93% of the U.S. within two days. The company also plans to offer will-call and same-day delivery, giving local customers access to mission-critical OEM parts in as little as two hours.
The facility will feature a modular design with robotic conveyance, providing the flexibility to adapt as inventory and customer needs evolve. Planned technology includes AI-powered Locus Robotics solutions with user interfaces that support more than 70 languages and are designed for around-the-clock operation, as well as automation across packing stations, shipping sortation, and receiving. These investments are expected to increase productivity, use space more efficiently, and empower team members to focus on higher-value work.
"We're thrilled to welcome Parts Town to Jackson 85 North," said Jose Estrada, Vice President with TCC in Atlanta. "We have long recognized the strong fundamentals of Atlanta's Northeast industrial corridor, and this lease reinforces our strategic focus on the submarket."
This facility is Parts Town Unlimited's first LEED-certified Global Fulfillment Center, a globally recognized green building certification that promotes energy efficiency, resource conservation, and healthier indoor environments. Phase one of Jackson 85 North features two Class-A speculative warehouse buildings totaling 1,556,350 square feet on 215 acres of land. With Parts Town Unlimited taking the entirety of Building 1, only Building 2 remains, measuring 1,017,900 square feet. Both cross-dock warehouses include 40-foot clear heights, 185-foot concrete truck courts, abundant trailer and auto parking, over 290 dock door positions, and four drive-in ramps. Each building features a watertight roofing system that can accommodate future solar panels, ample electrical service, and an ESFR fire protection system. Both buildings also come with a 3,900-square-foot fully air-conditioned interior office area.
"Our modern building specifications are designed to support the needs of today's rapidly evolving logistics operations," added Aaron Reynolds, Senior Director, Logistics Asset Management, for CBRE IM. "We are excited to work with Parts Town and look forward to its implementation of state-of-the-art distribution technology within our new building."
