Trammell Crow Company (TCC), a leading commercial real estate developer, alongside JV partner Barings, one of the world’s largest diversified real estate investment managers, have broken ground on Speedway Logistics, a two-building, 804,283-square-foot industrial development in Socorro, Texas, approximately 17 miles from downtown El Paso. The Class-A speculative warehouses are scheduled to be delivered by July 2026.

Located at 16400 Gateway Blvd. W., Speedway Logistics will rise on a 60-acre site at the Darrington Road exit and will include a 426,868-sq.-ft. cross-dock facility and a 377,415-sq.-ft. cross-dock facility. Each building will have 36-foot clear heights, ample car and trailer parking, and convenient access to Interstate 10. The development will also sit just minutes from the Ysleta-Zaragoza Port of Entry, one of the busiest commercial ports in the U.S.

“With its proximity to the U.S.-Mexico border and direct access to major transportation corridors, Speedway Logistics is designed to meet El Paso’s continued demand for efficient logistics and distribution space,” said Brian Brooke, Senior Vice President with TCC in Austin. “We’ve seen a growing need for larger, Class-A product, and that’s exactly what we intend to deliver. At Speedway Logistics, tenants will enjoy a world-class gateway for binational trade with exceptional access, visibility, and thoughtful design.”

Speedway Logistics marks Barings’ first joint venture with TCC and its first equity investment in the region.

“This investment exemplifies our top-down market research approach, and we are excited about the opportunity and growth prospects for this dynamic submarket, where we see a see a structural shift in global supply chains driving an increased demand for logistics properties. We look further to growing our relationship with TCC in Texas and across the U.S.,” said Geoff Smith, Managing Director with Barings.

In working with the City of Socorro, Mr. Brooke notes, “They have been fantastic to work with. The folks at the city have proven to be great partners in our effort to bring this project online. There is a pro-business and pro-growth attitude around Socorro, and I hope the city is as excited as we are to see this project go forward.”

Christian Perez Giese and Bill Caparis of CBRE will lead marketing and leasing efforts at Speedway Logistics. The project was designed by Powers Brown Architecture and Catamount Constructors is serving as general contractor. Construction financing is provided by Bank OZK.
