TCC and CBRE IM Announce 100K-SF Lease at Arsenal Trade Center in Sayreville, New Jersey

Trammell Crow Company (TCC), a leading commercial real estate developer, and JV partner CBRE Investment Management, have announced the signing of a 100,500-square-foot lease at Arsenal Trade Center (Arsenal), a three-building, nearly 1.1 million-square-foot logistics development in Sayreville, New Jersey. Essex Food Ingredients, a full-service distributor of high-quality industrial food ingredients, signed the new lease within Building 1 at Arsenal. The company expects to occupy its new space by January 2026.

Delivered in late 2023, Arsenal’s Building 1 is located at 49 Callahan Blvd., measures 285,000 square feet, and is the smallest of the three. Building 2 (342,371 square feet) was fully leased to JW Fulfillment, Inc., in June 2024, while Building 3 (451,916 square feet) is currently available for lease. Each of the three buildings include 40-foot clear heights, solar panels, abundant car and trailer parking, and are both LEED Gold certified. The entire development benefits from easy access to major thoroughfares like routes 9, 35, 287, and 440, as well as the New Jersey Turnpike.
