The first phase of 104th Commerce Park is comprised of two industrial buildings spanning 272,700 square feet and 298,300 square feet, respectively. Move-in ready space is currently available for lease ranging from 20,000 to 298,300 square feet. Features include 32’ to 36’ clear heights, multiple truck docks, and convenient on-site parking for vehicles, trailers, and outside storage.

The second phase of development at the park is expected to begin as soon as Fall 2023. The park’s zoning allows for a wide range of industrial and e-commerce uses, including outside yard capability and substantial trailer storage.
104th Commerce Park fronts I-76 to the northwest, with nearly 40,000 vehicles per day passing by, and 104th Avenue to the south, a Colorado state highway.
