TCC and Clarion Partners Secure Approvals for 328,500-SF Industrial Development in Fairfield, California

The Two-Building Project Marks the Second Phase of Development at the JV’s Fairfield Industrial Center

Trammell Crow Company (TCC), a global commercial real estate developer, and JV partner Clarion Partners, LLC. have achieved the required discretionary approvals for the second phase of development at the Fairfield Industrial Center in Fairfield, California. The approvals include development review approval, general plan amendment, and a rezoning of the property. Unanimous support for the project was demonstrated by the Planning Commission, Airport Land Use Council, and City Council. Construction documents are currently in review with the City and construction is scheduled to begin by Fall 2023.

The project, located at 300 Chadbourne Road, will include two Class-A industrial buildings totaling 328,553 square feet. The development will be LEED certified and include infrastructure for solar and EV charging stations, among other sustainable attributes. Additional features will include enhanced exterior glass entries, canopies, façade accents, and a generously landscaped site highlighting water-efficient planting. As part of the project, the venture is contributing more than $400,000 to benefit a local tree program. Construction is expected to complete in 2024 and move-in ready tenant improvements will be delivered with shell completion, allowing for immediate occupancy suitable for a single user or multiple tenants.

HPA is serving as the project’s architect of record and Kier & Wright is acting as the civil engineer. Brooks Pedder and Tony Binswanger of C&W and Kevin Hatcher of CBRE will handle the marketing and leasing for the project.

The Fairfield Industrial Center Phase II site is in a high-profile location, situated at the entry to the Busch Corporate Center and adjacent to both Chadbourne Road and California State Route 12, offering proximity to I-80 and various public transportation options. The project activates a failed retail site, which sat vacant for over a decade. The TCC/Clarion JV broke ground on the first phase of the project in 2022. Phase one, located at 2725 Low Court, consists of a 205,223-square-foot building that is currently under construction and slated to deliver in Summer 2023.
