TCC and Daiwa House Deliver 1.35M-SF Industrial Park in Southwest Houston
Blue Ridge Commerce Center Includes Five Buildings Set on 92 Acres

Trammell Crow Company (TCC), a leading commercial real estate developer, and joint venture partner Daiwa House Texas Inc. have delivered Blue Ridge Commerce Center (Blue Ridge), a five-building industrial park located in Houston, Texas. Set on 92 acres in Fort Bend County, the master-planned development includes 1,350,627 square feet of industrial space. The project broke ground in August 2024.
Located at the northwest corner of Fort Bend Parkway and McHard Road, two miles south of Beltway 8 in Houston’s southwest industrial submarket, Blue Ridge features five industrial buildings available for lease or sale:
- Building 1: 257,001-SF cross-dock facility with a 36-foot clear height
- Building 2: 157,626-SF front-load facility with a 32-foot clear height
- Building 3: 153,928-SF rear-load facility with a 28-foot clear height
- Building 4: 351,055-SF cross-dock facility with a 36-foot clear height
- Building 5: 431,017-SF cross-dock facility with a 36-foot clear height
The development team is pursuing LEED certification for all five buildings in the park. Additionally, Building 2 features roof-mounted solar panels that will support business resilience and reduce operating costs for the building’s future occupiers.

Seeberger Architecture served as the project’s architect while BGE served as the project’s civil engineer. E.E. Reed Construction was the general contractor for all buildings, and Linco Construction Co. was the general contractor for public infrastructure improvements. Sumitomo Mitsui Banking Corporation provided project financing. CBRE are marketing and leasing the project.
Project partner Daiwa House Texas Inc. is the United States subsidiary of Japan-based Daiwa House Industry Co., Ltd. Blue Ridge Commerce Center marks Daiwa House’s first investment in in the U.S industrial sector.
