TCC and MetLife Investment Management Clients Break Ground on 4.7M-SF Coastal Trade Center Near Port of Savannah

A joint venture among Trammell Crow Company (TCC), a global commercial real estate developer and MetLife Investment Management clients broke ground on the first phase of the Coastal Trade Center in Effingham County, Georgia. Located on a 477-acre site, 15 miles northwest of the Port of Savannah, the Coastal Trade Center will deliver more than 4.7 million square feet of Class A industrial and logistics space to the market. Construction on the first phase is slated for completion in the fourth quarter of 2024.

The first phase of development at the Coastal Trade Center will include three cross-dock facilities that will span 1,215,200 square feet, 640,640 square feet and 473,760 square feet, respectively. The second phase of development will include a 1,423,520-square-foot cross-dock facility, a 611,520-square-foot cross-dock facility, and a 362,880-square-foot front-load facility. Construction on Phase Two will begin after the delivery of Phase One.

The Savannah market has seen a steady, increasing demand for flexible, high-end logistics space,” said Will Lombard, Senior Vice President with TCC Atlanta. “The Coastal Trade Center will deliver much-needed inventory to Savannah and emphasizes our belief in this market, as well as our team’s ability to execute Class A projects of scale.”

Leasing for the Coastal Trade Center will be handled by Bennett Rudder, Ryan Hoyt, Chris Tomasulo, and Lindsey Wilmot at JLL.

Located in Rincon, Georgia, the Coastal Trade Center is situated along Highway 21, which provides direct access to I-95 and I-16, and will be located on the to-be-built Coastal Trade Center Parkway. The Port of Savannah is a short drive from the site and the Atlanta CBD can be reached by vehicle in less than 4 hours.
