Trammell Crow Company Announces Completion of 260,00-Square-Foot Texas Service Center for US Citizenship and Immigration Services

The Dallas-Fort Worth and Washington DC offices of Trammell Crow Company (TCC), along with partner ElmTree Funds, announced the completion of the US Citizenship and Immigration Services’ (USCIS) Texas Service Center, located at 6046 North Beltline Road in Irving, Texas. The build-to-suit building contains 260,000 rentable square feet of office and related space and sits on approximately 27 acres ground leased from the DFW International Airport.

The new USCIS Texas Service Center is seeking to obtain LEED Silver certification and Energy Star designation. The General Services Administration (GSA) has mandated several sustainable requirements for the facility, including the use of Bio-Preferred products, Energy Star appliances, EPA Comprehensive Procurement Guideline designated products, and several other sustainable products and processes. In keeping with the requirements of the DFW Airport, over 20% of the contracted value was handled by MBE firms.

“The delivery of the new USCIS Texas Service Center is the culmination of the tremendous effort of our entire design, development and construction teams, the DFW Airport and the fine professionals at the GSA and USCIS,” said Tom Finan, a managing director at Trammell Crow Company. “This collaboration results in a new, highly secure, environmentally friendly and efficient facility from which USCIS will perform its critical mission over the coming decades.”

The new building meets the criteria for a Facility Security Level IV designation. Landscaping at the property will blend in with the native Blackland Prairie of north Texas, while the interiors will promote easy workflow and collaboration between employees. The Statue of Liberty, representing the principles and mission of the USCIS, will be displayed in a stylized version at the public entry plaza and at a special location within the building’s interior. 

Gensler is the project’s architect of record. Halff Associates acted as the the civil engineer, Thompson Ehle Company was the MEP, Cardno was the structural engineer, Thornton Tomasetti handled security, Mycoskie Mcinnis Associates designed the outdoor landscaping, and CBRE will serve as the property manager for the facility.

The new USCIS building is in the heart of the DFW Metroplex, located at the intersection of North Belt Line Road and Highway 161. The Service Center is easily accessible by vehicle, rail and bus. The DART Orange Line stops at the adjacent Belt Line station, which is directly accessible via a newly constructed walking path, and provides direct access to DFW Airport and downtown Dallas.  Highway 161 provides access to the northern suburbs, including Carrolton, Addison and Plano.
