TCC Announces Development and Full Lease of Phase III at Park Lucero

Silent-Aire USA, Inc. to Occupy the 146,832-Square-Foot Build-to-Suit

GILBERT, AZ – Trammell Crow Company (TCC) and partner Artis REIT announce the development of the third phase of Park Lucero, a Class A, industrial build-to-suit, and full-building lease commitment by Silent-Aire USA, Inc. The manufacturing company has signed a lease for the 146,832-square-foot building located at 280 East Germann Road. Construction has commenced and the project is estimated to deliver in May 2017. The new facility will be a relocation and expansion of Silent-Aire’s current U.S. headquarters located in Gilbert.

For more than 20 years, Silent-Aire has specialized in the research, design, fabrication and manufacturing of custom heating, ventilation and air conditioning (HVAC) systems with a concentration in Healthcare, Industrial and Data Center markets. Their products have been deployed around the globe and their technology systems heat and cool some of North America’s largest corporations, keeping several world-leading data centers operational.

Park Lucero is planned as a Class A industrial park featuring a combination of buildings with dock-high, truck well and grade-level loading, 24-foot to 30-foot ceiling clear heights and an overall 2.1:1,000 parking ratio. The project is located on 48 acres at the northwest corner of Mustang Drive and Germann Road near the Gilbert/Chandler border. The site has frontage along the Loop 202 freeway and Germann Road and is directly adjacent to more than 1 million square feet of retail amenities. 
Western Alliance Bank is the project lender. Butler Design Group of Phoenix, AZ serves as lead architect and D.L. Withers Construction serves as general contractor. Rusty Kennedy with CBRE Phoenix represented Silent-Aire. The team of Pat Harlan and Steve Larsen of JLL represented the Landlord and handles the leasing and marketing for Park Lucero.
This is the third of four phases at Park Lucero. Phase II, a 131,796-square-foot general industrial building is currently under construction and scheduled for completion in January 2017. Upon full buildout, Park Lucero will consist of nearly 600,000 square feet of industrial space in six buildings.
