TCC Breaks Ground on First Phase of Cotton Lane Commerce Park

The Logistics Park Will Deliver 540K-SF of Space to Phoenix

Trammell Crow Company (TCC), the largest commercial real estate developer in the U.S., broke ground on the first phase of the Cotton Lane Commerce Park in Goodyear, Arizona. Phase one will include the delivery of two Class A industrial facilities for a total of 542,873 square feet, in addition to pad-ready improvements to a 30-acre development site served by the Union Pacific Railroad. Completion of phase one is scheduled for September 2024.

Located at the southwest corner of Cotton Lane and Elwood Street, phase one will include two rear-loaded buildings. Building A will span 279,961 square feet and Building C will span 262,912 square feet. Features of the temperature-controlled buildings include 36’ clear height, dedicated trailer parking, secured truck courts, 6,000-amps of power to each building, and signalized access. The buildings are divisible to accommodate users as small as 50,000 square feet.

“This project is an example of how TCC can leverage its balance sheet to advance strategic development opportunities that capitalize on market inefficiencies despite a volatile capital markets environment,” shared Cullen Mahoney, Principal with TCC Phoenix.

Brady Maus, Vice President with TCC Phoenix, added “We believe the facilities at Cotton Lane Commerce Park will appeal to a user group – those tenants in need of smaller logistics facilities – that has been largely ignored in the latest wave of West Valley construction. Our flexible building design will allow Cotton Lane to accommodate multiple smaller tenants or a single-building user.”

Cotton Lane Commerce Park will offer nearly 1 million square feet of industrial and logistics space. 30 acres of land currently remain shovel-ready for sale or for a build-to-suit development Pat Feeney, Dan Calihan and Tyler Vowels of CBRE are marketing the property for lease or user sale.

“Requests for rail-served sites in Metro Phoenix have been increasing over the last three years as manufacturing continues to return to the U.S. The area’s positive population growth combined with efficient, affordable power will keep this trend on the rise. Cotton Lane Commerce Park is one of the few West Valley sites along the Union Pacific Railroad that has an approved site plan,” said Feeney.

The city has experienced tremendous growth in many industry sectors as developers continue to be bullish on Goodyear, which has resulted in the creation of more high-wage jobs and desirable amenities for our residents.”

Additional project partners include Butler Design Group as the architect of record and Willmeng Construction as the general contractor.
