Trammell Crow Company and CBRE Investment Management secure first leasing agreement at Schönefeld logistics development in Berlin

Trammell Crow Company (TCC), a leading commercial real estate developer, and CBRE Investment Management (CBRE IM), on behalf of a fund managed by the firm, have secured a lease agreement at the Schönefeld logistics development near Berlin Airport, marking a key milestone for the partners’ first joint project in Germany.
GVS Group GmbH, a subsidiary of METRO AG, has committed to lease approximately 10,264 sqm of gross lettable area on a 10-year term from June 2026, occupying one of the two available units within the scheme. The agreement represents TCC’s first logistics lease in Germany and underscores continued occupier demand for high-quality, well-connected logistics space in the Berlin market.
Located approximately 7 km from Berlin Brandenburg Airport and 2.2 km from the A117/A113 motorway interchange, the Schönefeld scheme offers strong connectivity to both national and international transport networks. The development will deliver a total of approximately 21,196 sqm of Grade A logistics space across two units and is designed to accommodate up to two occupiers.
The building has been designed with sustainability credentials at its core, including energy-efficient systems, photovoltaic-ready roofing and a targeted BREEAM ‘Excellent’ certification.
GVS Group, a food service specialist operating within the METRO group, will utilise the new facility to support its logistics and distribution operations, reflecting the continued growth and professionalisation of Germany’s foodservice supply chains.

The Schönefeld development is situated on a c.38,500 sqm site acquired by TCC and CBRE IM in 2024, marking the first collaboration between the two firms in Germany. The project is being delivered to meet growing demand for modern logistics infrastructure in one of Europe’s most established urban markets.
