TCC and Clarion Partners Break Ground on Final Phase of Manassas Logistics Center in Northern Virginia

Trammell Crow Company ("TCC"), a leading commercial real estate developer, and JV partner Clarion Partners have broken ground on the third and final phase of Manassas Logistics Center in Prince William County, Virginia. Phase III will include four speculative warehouse buildings totaling 560,673 square feet, bringing the entire park to eight buildings and over 1.2 million square feet. Delivery of Phase III is scheduled for winter 2027.

Located on Golf Academy Drive just west of Old Town Manassas and Prince William Parkway, the four buildings in Phase III will range in size from 69,000 to 205,000 square feet. Each building will be either rear or front-loading and will feature clear heights between 32 and 36 feet. Building depths will range between 150 and 260 feet, and each building will feature ample vehicle parking and numerous truck stalls. CBRE is marketing each building for lease.

Phase II of Manassas Logistics Center, which features two buildings totaling 320,754 square feet, was delivered in September 2026 and is 75% leased. The entirety of Building 3, measuring 134,512 square feet, has been leased, while a portion of Building 4 (79,640 square feet) remains available. Phase I of the park, which was delivered in 2023 and measures 333,720 square feet across two buildings, is fully leased.

McCloud Builders will serve as the general contractor on Phase III, which was designed by MGMA. A construction loan was provided by Regions Bank. Bob Gibbs of CBRE is leading the leasing efforts for the project.
