November 4, 2026
Trammell Crow Company ("TCC"), a leading commercial real estate developer, and joint venture partner, Clarion Partners, have begun vertical construction on Lehigh Valley Exchange, an 866,350-square-foot Class A speculative industrial facility in Bethlehem, Pennsylvania. The project is expected to deliver in July 2027.
Located at 1600 Freemansburg Ave. and situated on approximately 115.8 acres in the heart of Pennsylvania's Lehigh Valley industrial market, Lehigh Valley Exchange will provide future occupiers with a state-of-the-art distribution facility designed to meet the needs of modern logistics, e-commerce, manufacturing, and supply chain users. The project will feature best-in-class specifications designed to accommodate a broad range of users and support efficient distribution operations. Upon completion, the project will expand the supply of high-quality industrial space in a market that continues to experience strong demand from occupiers seeking access to the Northeast's dense consumer base.
"Lehigh Valley has established itself as one of the premier industrial markets in the United States, offering exceptional access to major population centers throughout the Northeast while maintaining the infrastructure and workforce that today's occupiers demand," said John Pollock, Principal with TCC. "Future tenants at Lehigh Valley Exchange will benefit from a strategic location that enables efficient access to New York City, Philadelphia, northern New Jersey, and other key consumer markets. Combined with the region's strong transportation network and business-friendly environment, these advantages make the Lehigh Valley an ideal location for distribution and logistics operations."
"We are excited to break ground on Lehigh Valley Exchange alongside our partner, Trammell Crow Company, marking an important milestone for this high-quality development in one of the Northeast's most important logistics corridors," said Clarion Partners Senior Vice President Guilherme Palocci. "The project reflects our continued confidence in the Lehigh Valley market, with its strategic location, modern design, and connectivity to major transportation networks, all of which ideally position it to attract leading distribution and logistics users."
The development team includes Ware Malcomb as architect, Penntex Construction as general contractor, Liberty Excavators as site contractor, and Langan Engineering as civil engineer. Leasing efforts for the project are being led by KBC Advisors.
